Home Owner's Information Process
There will be a number of homeowner conferences
required during the construction of your new home. The
first of these conferences will be scheduled with Jeff
for the interior selections of your new home. These selections
must be completed prior to ground breaking. This is to
ensure the building process will go smoothly and that
all materials will be ready for installation as needed
per the building schedule.
If your lot will need to be cleared of trees,
the second meeting will be scheduled with Duane, on site,
to discuss the lot clear.
The next meeting will be a pre-construction
conference to review the plans, the selections, and the
building schedule. This is a very important meeting focused
on thoroughly reviewing the entire building process, ensuring
that all expectations are met.
The conference following will be with the
electrical contractor to discuss the placement of phone
and cable outlets and any additional items the homeowner
may request to add at this time.
Finally there will be a pre-settlement orientation
conducted by either Duane Maddy or our customer
service manager. This meeting will take place when the
home is completed and the final inspection is received
from the county.
There will be a number of follow up conferences
regarding your home after settlement. If the final draw
for construction was not collected at the pre-settlement
orientation, there will be a meeting set to review any
allowances, extras, or credits and to collect the final
draw payment. This meeting usually takes place two to
three weeks after occupancy.
There will also be a post move-in service
inspection usually about 9 months after you have occupied
your new home. This is a complete inspection of your home
conducted by our service manager. This inspection
is performed to ensure your complete and continued satisfaction
with your Piney Island Builders Home.
As a Piney Island homeowner, you will receive
a variety of documents and letters throughout the home
buying process. Documents such as the Construction Agreement,
the draw schedule, selection sheets, administrative documents,
and warranty information.

reading. Please review this document carefully as it explains
the process of building a Piney Island Builders home from
start to finish.
The Construction Agreement and Beyond.
The construction agreement defines the first
steps that we will take towards building your new home,
and also outlines your responsibilities necessary to complete
the home buying process. Please read the construction
agreement in detail.
With the construction agreement complete,
the next important step is to meet with a lender to secure
a construction loan. You will also need to obtain a Builder's
Risk insurance policy and have it in place at the time
of construction start. We will be happy to provide you
with guidance for both a lending institution and/or a
local insurance provider if needed. Piney Island Builders
will generally not start construction until you receive
written mortgage approval.
